Overview of how PropertyTax.io charges for it's services with examples.

At PropertyTAX.io, we base our pricing on a percentage of the tax savings as a direct result of our work; this way, you only pay us if we lower your tax bill. Many companies charge you a flat fee even if they are unable to save you any taxes or just a percentage of the reduction in market value; this can result in a large fee to you with no actual tax savings.

We also are the only company in North Texas that offers a capped fee; a capped fee means that no matter the percentage of the tax savings, you will not pay more than the capped fee for your property.

Our capped fee structure:

For properties with a noticed value of less than $1,000,000, our fee is the Lessor of 35% of the calculated tax savings OR the capped fee indicated on the chart. The capped fee is the MOST you will be billed.

Properties with a market value over $1,000,000 have a fee that is 40% of the tax savings and does not have a cap fee. The reason for the difference in pricing is the level of research necessary for these properties. There are fewer sales in these neighborhoods, and the homes are more customized, requiring more research into the neighborhood and surrounding areas. Typically, these must be worked with a senior staff member and often to the Appraisal Review Board at a much higher rate than other properties.

We do not charge an upfront fee, and we consider all exemptions before calculating our fee, so we never charge a fee for tax savings due to an exemption or changes in the Texas tax code.

What we do during the protest process

  • File the protest prior to the deadline (typically May 15th)

  • Make available our evidence portal to upload photos and quotes/invoices for repairs

  • Perform both a Market Analysis and an Equal & Uniform (Fairness) Analysis on your property

  • Prepare the report to present to the Central Appraisal District

  • Negotiate with the Appraisal District for the lowest possible value supported by the evidence

  • If unsuccessful at the informal level with staff, attend the Appraisal Review Board hearing on your behalf

  • Keep you informed of the status and our progress throughout the appeal process

If your notified Market Value by the Central Appraisal District is $300,000 or less

Our fee is the LESSER of 35% of the tax savings or $175.00

  • If we save you $0 in taxes, our fee is $0

  • If we save your $100 in taxes, our fee is $35

  • If we save you $1,000 in taxes, our fee is $175 (the capped fee)

If your notified Market Value by the Central Appraisal District is between $300,001 and $500,000

Our fee is the LESSER of 35% of the tax savings or $250.00

  • If we save you $0 in taxes, our fee is $0

  • If we save your $100 in taxes, our fee is $35

  • If we save you $1,000 in taxes, our fee is $250 (the capped fee)

If your notified Market Value by the Central Appraisal District is between $501,000 and $750,000

Our fee is the LESSER of 35% of the tax savings or $350.00

  • If we save you $0 in taxes, our fee is $0

  • If we save your $100 in taxes, our fee is $35

  • If we save you $1,000 in taxes, our fee is $350 (the capped fee)

If your notified Market Value by the Central Appraisal District is $750,001 and $1,000,000

Our fee is the LESSER of 35% of the tax savings or $500.00

  • If we save you $0 in taxes, our fee is $0

  • If we save your $100 in taxes, our fee is $35

  • If we save you $1,000 in taxes, our fee is $500 (the capped fee)

If your notified Market Value by the Central Appraisal District is over $1,000,000

Our fee is 40% of the tax savings

  • If we save you $0 in taxes, our fee is $0

  • If we save your $100 in taxes, our fee is $40

  • If we save you $1,000 in taxes, our fee is $400

The capped fee assigned to your property will remain in place for the duration of our service. If the value of the property increases, your capped fee amount will not increase. The cap fee is locked in based on the noticed market value at sign-up time.

Frequently Asked Questions

Do you charge for a reduction in the tax bill due to a late exemption being added to a property?

No. We only charge for a reduction in the tax bill due to our efforts to reduce the notified market value of the property. (Even if the exemption is filed and added after our work is done, our fee remains the same)

What tax rates and exemptions are used to calculate tax savings?

We use the most currently available tax rates and exemptions that are posted on the appraisal district's website.

Do you consider tax ceilings when calculating tax savings?

Yes, we account for tax ceilings (freezes). To be eligible for a tax ceiling, the property must have either an Age 65 or older exemption or a Disabled exemption.

Do you automatically file a protest every year?

Yes, we automatically file a protest for you every year. Those who consistently protest typically have lower tax bills over time.  However, you can cancel at any time.

How hard is it to cancel the service?

It is very easy to cancel the service. You can cancel the service yourself from your account dashboard, email us at support@propertytax.io, or use the live web chat feature.

Do you charge for more than one year for the tax savings?

No, we only charge for the tax savings that occurred the year of the protest.
